Sellers – how to stage your property for sale in spring

As the shortest month of the year, February flies by and we can now look forward to warmer weather in the spring. As well as milder weather and longer days, spring can also present new opportunities for sellers looking to stage their home.

Below, we take a quick look about how this could be done.

What is home staging?

Home staging is essentially preparing a property for a potential buyer and making it look its best. Although more popular in America, home staging is gaining prominence across the pond.

In the UK, home staging is sometimes called ‘property presentation’ or ‘property styling’. Home staging encompasses a variety of methods, from giving the house a fresh lick of paint or a complete overhaul, to something less drastic like giving the property a spring clean.

Is home staging worth it?

Whether you choose to give your property a complete makeover or something more subtle such as changing cupboard handles, the effort is worth it. Research has found staging your home during the selling process could boost your sale price by as much as £47,000.

Here at Expose Property, we cover properties in South East London and according to the research, a well-staged home in London home could be sold for an average price of £573,224 in the current market, which is £47,330 more than a non-staged home.

Five home staging tips

  1. Clean up

A messy property can be a turn-off to buyers, so make sure to give your property a thorough clean. You can start cleaning up your property by wiping mirrors and glass surfaces, vacuuming carpets and dusting the tops of furniture and handrails.

  1. Decluttering

A cluttered property can prevent your home from looking attractive to potential buyers. Clearing up clutter is not only a good way to help stage your property to get it to look pristine, but it can also help you get the best possible price for your sale. Research has found that lots of clutter could be a costly mistake for sellers as 51% of buyers would be deterred from buying a home filled with plenty of clutter.

  1. Let the light in

Brighter rooms look bigger and can be more appealing to buyers. As the weather gets brighter in the springtime, you can take advantage of the increased amount of light on offer. Let the light in by opening the blinds or curtains and keep all the lights turned on for viewings including the lamp and closet lights.

  1. Rearrange the furniture

A property that boasts open and walkable space will help buyers navigate themselves around the house as well as being able to envision themselves living there. Keep unnecessary furniture out of the way and pay attention to removing oversized and damaged objects which don’t complement the room. Use the remaining furniture to rearrange the room and make it look and feel as roomy as it can be.

  1. Work with an estate agent

As mentioned earlier, staging a property can be a profitable endeavour, but it might also seem daunting to sellers. Working with the right estate agent can take the hassle out of staging a property.
