Property sellers – why seasonal photos can boost your marketing campaign

The proverb ‘a picture is worth a thousand words’ rings true in most cases, and when you come to sell your property, this will be extremely relevant for your marketing campaign.

While there are many factors contributing towards achieving a successful marketing campaign, professional photos are one of the first things a prospective buyer will see on your property listing and are therefore hugely valuable.

This becomes even more essential during the spring when temperatures rise, the days last longer and natural light floods your home – all necessary for achieving high-quality photos.

With this in mind, we explain the importance of good quality photos when marketing your property.

Making a good first impression on buyers

As a seller, marketing your property correctly is imperative to your chances of selling. It has always been the case that the majority of prospective buyers begin their search online – but even more so in the face of the pandemic.

For this reason alone, your photographs will need to be high-quality and showcase your home’s main attributes.

According to a study by MoveStreets, property images were the most prominent aspect of a property listing when it came to forming a good first impression with buyers. This was ranked above the number of bedrooms, floor plans, and the property description.

Some 41% of homebuyers would only enquire with estate agents that presented the best photos, while 66% of buyers would scroll past property listings if the first image was not appealing.

In addition to this, a whopping 79% of buyers revealed that photos were the first thing they examined when viewing a property online.

With property images playing such a pivotal role in buyers’ interest, it’s even more crucial that sellers put more effort into using high-quality, professional looking photos.

Stage the home to make photos reflect the season

We’re currently entering one of the most popular times for property sales. After months of bitter weather, heavy rain and strong winds, many people look forward to the warm temperatures, brighter days, and outdoor gatherings that spring offers.

Sellers should use this eagerness for the season to their advantage by staging the home efficiently. Before snapping the best shots of your property, consider placing plants indoors or setting up a table and chairs on the decking.

These small additions can help prospective buyers to visualise themselves enjoying the home during the popular season and make the indoor atmosphere more spring-appropriate.

Not only are staged rooms more inviting, but they also make for better photography in your property listing. A simple clean-up, decluttering and rearrangement of furniture is all it takes to attract prospective buyers.

This will, in turn, highlight the home’s best features and create a mood that reflects the current season, encouraging house hunters to attend a viewing.

Luckily, we have an in-depth guide on staging your home for a spring sale, just in time for the busy season.

Consider professional photographs

Taking high-quality photos involves more than just pointing a camera and snapping a shot. In order to take ideal photos that will attract potential buyers, you will need to consider the following:

Use the right equipment – This doesn’t necessarily mean buying the latest gadgets, but having a decent camera, lens and a tripod can be a good place to start, as opposed to a smartphone.

Set the scene – As previously mentioned, everything must be carefully staged in the home. This means removing clutter and personal trinkets, straightening furniture and opening blinds/curtains to let the natural light in.

Snap relevant pictures – Every photo should tell a story, so try to cut out irrelevant details in the home that prospective buyers won’t focus on. Instead, show off nice fixtures for the interior and get a higher elevation of the front of the property for the exterior.

Edit your photos – Post-production will play an important role in making your photos pop even more. This can involve anything from image enhancement and item removal to virtual staging (if necessary).

Alternatively, you could appoint a professional photographer to produce top-notch images that represent your property well. As photography is their area of expertise, they will know what angles and lighting work best, helping you to save time.
