A substantial end-of-terrace three-bedroom home, on a quiet residential road near Anerley Station. Offering 1341 sq ft of space across two floors, off-street parking for at least one car, and a large rear garden that gets sun all day. With scope for extension into the loft space, this already generously sized home could be adapted for a growing family.
The ground floor splits into two distinct living spaces. The front reception room runs to an impressive 17ft x 12ft, it has fantastically high ceilings, and a bright eastern aspect that gets great morning light. To the rear, the dining room stretches to 24ft x 12ft, which is an impressively proportioned space. This is where the house opens up; you could seat ten comfortably for dinner and still have room for a sofa grouping at the other end.
The kitchen runs along the side at 16ft x 7ft 5in — galley in configuration, with white units and a breakfast bar with three stools down the right-hand run. It’s well presented and functional, with an abundance of worktop space and a bit more width and depth than a typical galley kitchen would have. For those who crave an open-plan kitchen-dining space, the house could be configured to provide this without the need to alter the downstairs structure; the current dining room could easily house a kitchen with an adjoining dining space, and the current kitchen could be utilised as a utility room and downstairs cloakroom.
Upstairs, there are three bedrooms and a bathroom. The two double bedrooms are very similar in size; the one at the front gets the eastern morning light, so it will likely be used as the principal bedroom. The second bedroom overlooks the garden and has a beautifully leafy view. Bedroom three is 9ft 8in x 6ft 5in, which is a large single; it’s front-facing, so it has that same east-facing aspect, and would make an ideal nursery, study, or single guest room.
The bathroom has a separate walk-in shower enclosure and a full-length bath — two people, two options, one room. Fitted maple-fronted units with a dark stone-effect worktop, chrome heated towel rail, blue mosaic tile border, and a window.
The rear garden is mature, deep and feels private — it runs to approx 110 ft, which is massive for London! Its heavily planted with shrubs and established trees around a central lawn, there are two lovely fruit trees. Owing to its generous length it gets the sun in some part throughout the day, in the morning it gets the east light to the rear, from late morning to late afternoon it gets the southern sun in most of it, and in the late afternoon into the evening it gets the western sun nearest to the house. Under the dining room there is also a cellar which can be accessed via the patio part of the garden.
Location-wise, Worbeck Road is 0.6 miles from Anerley Station, with access to the Windrush Line, giving you easy access to Dalston via Sydenham, Forest Hill, Brockley and Shoreditch High Street.
Birkbeck Station is 0.3 miles away, or seven minutes on foot according to Google Maps — where trams run every ten minutes in both directions. East Croydon one way for the Gatwick Express connection, Beckenham Junction the other. Also from Birkbeck, two trains run per hour to London Bridge via Crystal Palace. Beckenham Junction also opens up direct trains to both London Bridge and Victoria.
Elmers End is also 0.7 mile away, offering another tram stop and a direct rail connection to Charing Cross. As you can see, the transport options here are genuinely good.
The Elmers End Road parade covers the day-to-day well — Co-op, gym, barber, dry cleaner, post office, café. There’s an Aldi nearby, a Sainsbury’s on Penge High Street, and a large Tesco at Elmers End. Beckenham High Street is a short tram ride from Birkbeck — a proper evening out, with restaurants covering a genuinely global range of cuisines alongside cafés and coffee shops. Crystal Palace Triangle is 1.3 miles away: independent shops, galleries, great restaurants, a farmers’ market every Saturday on Haynes Lane, and the Everyman Cinema. Half an hour on foot or a straight bus ride. South Norwood Country Park — 125 acres of parkland, wetlands and meadow — is on the way to Elmers End, and is exactly what it sounds like.
For schools: Stewart Fleming Primary is a couple of roads away and is Ofsted Outstanding. Churchfields and Balgowan are both nearby and both consistently popular.
