Full property description

A chunky three-bedroom split-level flat with a private garden, a long lease of 147 years, a generous amount of space and bags of charm! Situated on a quiet road convenient for Penge, Crystal Palace & Beckenham and offered to the market with no onward chain.

Offering incredible space across the flat, the flat has three bedrooms, an open-plan kitchen/diner and a large separate reception room. Starting at the front there’s a large reception with a western aspect, which gets the afternoon and evening light, there’s a gas fireplace and alcove shelving, it’s a large room and has a lovely feel to it.

Adjacent to the reception is the third (single) bedroom, which could be knocked into the reception to create an even more impressive space, but we suspect most would use it as an office or study, ideal if you ever wfh. Next down the hall is the master bedroom, which is another fantastic size room which has a southern aspect, there’s high ceilings and a lot of floor space allowing room for plenty of wardrobes, and you could even have a super king bed without issue.

The living room and the two bedrooms that flank it, come off a large landing which has some useful storage built-in, but could accommodate a desk, dresser or a nice chaise, it’s a space that adds character to the interior and in contrast to many local flats that just have narrow corridors it’s a bright open space that gives the flat charm and a sense of space often only found in houses. There’s also access to a large loft space, which is great for storage.

The second bedroom is a really good size double, again with high ceilings and generous floor space, it would make for a great guest bedroom, especially as there is a bit of separation from the market bedroom, with them being on different levels.

The kitchen diner is at the rear of the flat, which is another fab size room, currently organised in an L-shape configuration the kitchen is super bright owing to its two large windows which have a southwestern aspect, meaning they get the sun from late morning through to late afternoon/early evening. There’s space for a decent-sized dining table, or if you want to refurbish this space there’s space for a kitchen island, but as it is now there’s room to entertain here in comfort.

The bathroom is at the rear, which is surprisingly large, it currently has a large walk-in shower, but it has more than enough space to accommodate a bath as well as a shower if needed. It has a southeast-facing aspect so it’s fantastically bright in the morning. The bathroom is well-finished and has tiled floors and walls as well as integrated storage.

The flat has direct access to its private garden, via internal stairs at the rear, it has a southeast-facing aspect, but owing to its length it also gets the late afternoon and evening sun. It’s incredibly low maintenance, directly off the flat is a patio with Indian sandstone and beyond that is all astroturf, so you’ll never worry about who’s turn it is to mow the lawn!

The flat has…

A current lease of 147 years.

A service charge of £0 PA

A ground rent of £0 PA

Location-wise, the flat is 0.3 mi from Birkbeck Station, with two trains per hour to Beckenham Junction and London Bridge via Crystal Palace. There’s also a tram every ten minutes, which takes you into Beckenham Junction or East Croydon in the opposite direction (great for the Gatwick Express!). Beckenham Junction Station opens up a direct link to both London Bridge & Victoria. Elmers End Station is just over half a mile away and offers another Tram link and also a direct connection to Charing Cross.

Anerley station is just over half a mile away which has the over Overground, taking you to Dalston via Sydenham, Forest Hill, Brockley & Shoreditch High St.

The local parade on Elmers End Rd has a Co-op, a gym, a great barber, a friendly dry cleaner and a post office, there’s a café, nail bar and other useful amenities, including the newly opened Italian restaurant “Bella Vista”. There’s an Aldi close by, and Penge High Street is not far for a wider selection of shops, including a larger Sainsbury’s which is just down the road.

Beckenham High St is really easily accessed for a night out, via Birkbeck station it’s a short tram journey away and offers a wide variety of restaurants providing a truly global selection of cuisines to choose from, as well as many cafes and coffee shops.

Crystal Palace is just under 1.4 miles away, famed for its independent shops and artisan sellers, there are very few chain shops on The Triangle which is widely celebrated and it has an abundance of lovely coffee shops, incredible restaurants and gastro pubs, as well as galleries, yoga schools, an everyman cinema and a farmers market which operates every Saturday on Haynes Lane.

Elmers End is just down the road, for your bigger shops there is a large Tesco Supermarket, and just before Elmers End is South Norwood Country Park which offers 125 acres of parkland, wetlands and meadows, great for dog walking and exercising.

The local schools are very sought after, if you’re thinking of putting down roots in the area, with the most popular ones being Stewart Fleming (rated outstanding) which is a couple of roads away, Churchfields, and the perennially popular Balgowan primary school are also very nearby.
