Full property description

A beautiful two-bedroom period conversion flat on the ground floor of a pretty Victorian building on one of Crystal Palace’s most popular roads, in very easy reach of Crystal Palace Triangle, The Park, & Crystal Palace station. This superbly located flat boasts a share of freehold, it’s own front door and has a large communal garden plus a private section of the garden.

This superbly located flat has the best Crystal Palace has to offer directly on its doorstep, it is quite literally a stone’s throw from the edge of Church Rd on The Triangle and for the uninitiated, Belvedere Road is considered the area’s prettiest and most desirable road, so it’s a great place to invest and offers incredible practicality from a location perspective.

Accommodation-wise, the flat has a very sociable and highly desirable open-plan layout, with the kitchen open to the reception room. There’s a pretty bay window with a green view out over the manicured front garden, it’s worth mentioning that the windows were recently replaced with double-glazed units that sit in sash casements, so you really do get the best of both worlds, period charm and lower heating bills!

The kitchen is nicely finished, with wooden worktops and nice metro tiles. For those who like to entertain and cook, they’ll appreciate the gas hob and the breakfast bar! The kitchen is well thought out, with an integrated fridge freezer and oven. The washing machine has been installed out of sight in a cupboard in the hall, which is always useful with an open-plan layout.

The bedrooms both look over the garden at the rear, so they feel very private. They both have the same quality laminate flooring that runs throughout the rest of the flat, and both have integrated wardrobes, freeing up space for other furniture if needed. Notably, both the windows in the bedroom have been upgraded to double-glazed units, again in sash casements, which keeps the rooms cosy and energy bills in check!

The bathroom is stunning; it has a wet-room vibe about it, with a large walk-in shower, tiled walls and high-quality sanitaryware. There’s underfloor heating, and the floor, like two of the walls, are covered in large tiles which contrast nicely against the two attractive hexagonal tiled walls. The shower controls, rain head, and drainage are all seamlessly integrated, which lends a luxury touch to the room. Notably, there is an opening window in the bathroom, which is a feature that buyers always want!

The communal garden is beautifully maintained, notably, this and one other flat actually own their own section of the garden, so if you wanted to create your own private space you can. It’s a sizeable space and gets a lot of light at varying parts of the day. The residents have added some picnic tables and as the flat pretty much has direct access to the garden you will find yourself making the most of it! The flat also has access to a communal (but very safe) loft storage space, which is incredibly useful in a ground floor flat!

Location-wise, you’ll be hard-pressed to find a more convenient spot. At the top of Belvedere Road (120 yards away!!!) is our much-loved “Triangle,” where you can find the best gastropubs, coffee shops, vintage furniture and clothes shops. There are notable art galleries, an Everyman cinema, and, of course, the much-loved Haynes Lane food market, which is a must-visit on a Saturday for the best fresh produce. You wouldn’t ever need to leave the Triangle; it has everything, and thankfully, it’s largely independent!

Crystal Palace Station is 0.4 mi away, or an eight-minute walk (according to Google Maps), providing direct trains to London Bridge, Victoria, and the overland takes you to Shoreditch and beyond.

The same distance away on Anerley Road, you have Café Chic (a stunning Persian Café), whose falafel & halloumi wraps are our favourites, their coffee’s pretty damn good too, and their garden is the spot for an al-fresco brunch or lunch. Near to Chic, there’s a Bob Wines, and a few other incredible places you’ll love living next door to, such as the beloved Chatsworth Bakehouse, where locals queue for Sian & Tom’s insanely good sandwiches, focaccia, brownies & pizzas, and then there’s a more recent and very welcome addition to the neighbourhood in the Crystal Palace Wine Club, an intimate but quality wine bar owned and run by locals.

Crystal Palace Park is just next to the station offering 200 acres of listed parkland, It is host to many music and cultural events throughout the year and is loved for its boating lake, concert bowl, national sports centre and of course, its Dinosaurs!
