This chain-free, recently refurbished one-bedroom flat has a super long lease (963 years!). It is located in a secure modern block, literally moments away from Crystal Palace Park and multiple train stations, including Penge West and Crystal Palace.
Located on the ground floor, this spacious flat has been extremely well cared for by its current owner and has seen some recent upgrades, including a new kitchen, bathroom, flooring, and plumbing, as well as a full redecoration. It’s an ideal prospect for someone who just wants to move straight in.
The space throughout the flat is well distributed, and the proportions of each room are just right. The reception room is a great size, offering a defined dining space alongside a large lounge space; it also has a fabulous southwest-facing aspect, meaning it gets great light from mid to late morning to mid to late afternoon. You’ll find the same quality laminate flooring throughout the living room and into the hall and bedroom, giving the interior a quality feel.
The kitchen is newly fitted. The two-tone gloss grey units look great and provide an abundance of storage. There’s also plentiful worktop space, great for meal prepping or entertaining friends and family. There’s room for a full-size fridge freezer, and there’s an additional large cupboard in the kitchen, giving you practical storage for the essentials.
The bedroom is another good-sized room; it has the same sunny southwest-facing aspect as the reception room and a view over the communal gardens to the front of the development. As in all the rooms, the window here is double-glazed, which helps keep the flat cosy and those energy bills in check. There is also a large and very practical built-in wardrobe with sliding mirrored doors.
The bathroom is another attractive room. It has a large walk-in shower surrounded by stylish white metro tiles and a large rain shower with an additional shower head (ideal for washing hair and cleaning the shower). There’s also a proper extractor fan, a heated towel rail, quality sanitaryware, and lovely floor tiles; this space is immaculately finished and is an absolute joy to be in.
Another of the standout features of this property is its location; it is a literal stone’s throw from Crystal Palace Park. The park offers endless opportunities for outdoor activities, from jogging and cycling to picnics and nature walks. The famous Crystal Palace sports centre and swimming pool are also located nearby, as is Brown & Green café, which is less than a couple of minutes walk away from the flat (it has the most amazing breakfasts, coffee, pastries, etc!). There are two entrances to the park just up from the flat, one next to the boating lake and Dinosaurs and the other being to the car park in the southeast corner of the park, which is where Brown & Green is
Penge West station is 0.3 mi away (or a 6-minute walk, according to Google Maps), giving access to the overland line, making access to The City and Shoreditch a breeze. Penge East is 0.7 mi away, which offers a short train journey to Victoria.
Crystal Palace Station is also 0.4 mi away and gives direct access to London Bridge as well as Victoria (via Forest Hill); having multiple station options within easy reach is a real asset of this location; it’s also a popular road for its architecture and as is found across London on roads that border our large parks, the buildings are huge and have a sense of grandeur about them.
The Triangle is 0.6 mi away (or a 17 min walk according to Google Maps), where you are spoilt for choice with restaurants, pubs, brilliant eateries, vintage cloth & furniture shops, art galleries, and even an Everyman Cinema. There’s also a yoga school and a variety of coffee shops, from the indie artisanal variety to the bigger chains; one of our faves is “Four Boroughs”. Their Falafel and Kimchi wraps and Cinnamon Swirls are as good as their coffee!
There is a reasonable-sized Sainsbury’s and the fabulous Crystal Palace Food Market on Haynes Lane for the practical stuff and bigger shops. The latter operates every Saturday and offers the best from small, sustainable farmers and local food producers. Think of it as a local Borough Market with a distinct Crystal Palace vibe!
