A bright and beautifully presented, period semi-detached family home with a stunning kitchen, two receptions, and over 1500ft2 of living space, which is spread over two floors. Situated on a quiet and sought-after residential road, moments from Penge West Station, tucked just behind Crystal Palace Park, with an entrance to the park within easy reach.
This loved family home boasts two receptions, a large contemporary eat-in kitchen to the rear, and a beautiful west-facing garden. For those thinking ahead, there is scope to extend into the loft and potentially out from the rear (sttp). Occupying a generous plot, this house is the ideal base from which to create a very large and valuable family home.
This one has some kerb appeal! The well-manicured front garden and pretty facade set an expectation, and once inside, the interior doesn’t disappoint! Starting at the front of the house, which is home to the main reception room, it has a south-to-south eastern aspect, which makes it incredibly bright for the first half of the day. The windows are in fantastic condition, and they’re covered by quality plantation shutters, which help keep the room cool whilst still allowing the light in, a boon in the hotter months. There’s an attractive marble fireplace, adding to that distinct modern yet period vibe. The second reception room is also finished beautifully; like the front reception and hall, it has quality hardwood flooring; there’s another pretty fireplace and high-quality bespoke carpentry on either side of the chimney breast.
Between the second reception and kitchen is a very useful utility room and also a downstairs loo. It houses the washing machine and dryer, which is a nice touch to keep them out of the open-plan kitchen. The kitchen is to the rear, it’s generously proportioned, but it could also be extended into the garden if desired. Due to its west-facing aspect, it’s a beautifully bright space in the afternoon to evening and has a lovely view over the garden. There’s plenty of worktop space, room for a large dining table, and masses of storage. The kitchen has a clean, modern vibe and features high-quality integrated Siemens appliances.
On the first floor, there are three double bedrooms, a study and a family bathroom, all of the bedrooms are double bedrooms, and the study room could be knocked back into the room adjacent to create an en-suite or walk-in wardrobe if desired. Although, many families may be grateful for the study to work from home. The family bathroom is really well presented, it has a shower over a full-size bath and modern sanitaryware.
The garden is west-facing, and gets fantastic light from afternoon into the evening, which is ideal when entertaining into the evening. There are three tiers, the highest of which is incredibly private and shaded, and unlike most tiered gardens there isn’t an aggressive gradient or lots of smaller tiers here.
Location-wise the house is 440ft from the popular Penge West station, which gives access to the Overland, on which you can easily access the City, Shoreditch High St, Haggerston, Dalston & Highbury & Islington.
Penge East is 0.5 mi away and has a direct link to Victoria and Beckenham Junction. This opens up other transport links, including the Tram, which is useful for connecting to Gatwick.
Crystal Palace Station is 0.6mi away and gives direct access to London Bridge as well as Victoria (via Forest Hill); as you can see, having multiple station options within easy reach is a real asset of this location.
The house is also 0.2mi from Crystal Palace Park (approx. 3 min walk), with the stunning Brown & Green café only a six min walk away. Crystal Palace has two Food Markets, one on Haynes Lane, which operates every Saturday, offering the best from small sustainable farmers and local food producers (think of it as a local Borough Market with a distinct Crystal Palace vibe), and the other is similar, larger and has more of a focus on street food, it operates on Sundays from Crystal Palace Park, and is just literally behind the house.
Half a mile up Anerley Road you have a Tesco express for the essentials, then there’s Café Chic (a stunning Persian Café), who’s falafel & halloumi wraps are our favourites, their coffee’s pretty damn good too and their garden is the spot for an al-fresco brunch or lunch. Next door to Chic there’s a Bob Wines, and a few other incredible places you’ll love living next door to, such as the beloved Chatsworth Bakehouse, where locals queue for Sian & Tom’s insanely good sandwiches, focaccia, brownies & pizzas, and then there’s a more recent and very welcome addition to the neighbourhood in the Crystal Palace Wine Club, which is an intimate but quality wine bar.
The Triangle is 0.9mi away, where you are spoilt for choice with restaurants, pubs, galleries, brilliant eateries, and even an Everyman Cinema. There’s a yoga school, and a variety of coffee shops, from the indie artisanal variety to the bigger chains; one of our faves is “Four Boroughs” Their falafel and Kimchi wraps and Cinnamon Swirls are as good as their coffee. The growing selection of restaurants on the Triangle caters for almost all tastes. Worth mentioning, Beckenham is also within very easy reach and offers an even wider selection of restaurants and cafes to choose from, as is Sydenham.
