Whilst in need of modernising, this astonishing flat was a particular favourite of ours and with some incredibly unique features and the largest private garden on the road you can see why our buyer went £30,000 over the asking price to secure it! This is one of five sales we've had on the road in recent months, we've a bit of a soft spot for Thicket Road and hopefully, long will the residents of Thicket Rd have a soft spot for us!!

Full details

Introducing a genuinely magnificent and ultra-rare two-bedroom garden flat with a share of freehold, situated on the highly sought-after Thicket Road, moments from Crystal Palace Park. This elegant property offers the perfect combination of grandeur, period charm and space, with massive potential for refurbishment and extension, including a cellar that spans over 400 ft2 and a huge wrap-around garden.

Space and volume are abundant here; there are huge voluminous rooms in archetypal grand Victorian fashion, it's one of the most impressive flats we’ve seen, and we are just a tad excited about it!

It’s currently laid out as a one-bedroom, with a gargantuan reception room, a hugely impressive bedroom, a dining room and a separate kitchen. However, its space eclipses most two bedrooms, and it offers a great degree of flexibility on how the flat can be used or amended to suit its new owners.

At the front of the flat is a grand reception room; it has high ceilings, a very pretty bay window and an original fireplace; it also has a very fortunate southeast-facing aspect flooding the room with light in the first half of the day.

Adjacent to the reception is the bedroom, which is even more impressive than the reception; there’s the same ceiling height and original ornate cornicing, which gives a dramatic effect to the room, although the best feature here is the incredible floor-to-ceiling French doors leading out onto the patio section of the garden, they are insanely beautiful and are an incredibly rare feature.

Moving along the flat is the bathroom; we believe it has an original Victorian free-standing bath, sink and toilet, and whilst this space does need some love, we would implore the new owner to retain these original features. The layout with the raised claw foot freestanding bath being in its own section of the bathroom adds a level of specialness and drama.

The dining room is a generously sized room; there’s another pretty fireplace, a sash window overlooking the garden and two further windows, all of which face southwest, giving lots of natural light from late morning into late afternoon. Original wood floors and an alcove cupboard providing useful storage.

Notably, the wall between the kitchen and dining room appears not to be load-bearing, and therefore, we believe it could be removed to create a larger open-plan kitchen/diner of really impressive proportions, which would also allow for the conversion of the flat into a two-bedroom without any extension work. The kitchen is galley in style and has a cute stable door leading into the garden; there’s a lovely butler sink and period-style mixer tap.

The garden is rather impressive and is likely the largest private garden on the road, it has a southwest aspect giving it brilliant light from late morning into the evening. Arranged in an L shape, its mostly low maintenance and offers a huge opportunity as it is much of a blank canvas, there’s space to extend the flat into the garden and/or build an outdoor studio/office space (and still extend the flat without compromising on outside space!), there’s also side access from the front of the building if needed, useful for bikes etc.
The flat has a share of freehold, and thus there are no service charges or ground rent.

One of the other standout features of this property is its location, being next to Crystal Palace Park. The park offers endless opportunities for outdoor activities, from jogging and cycling to picnics and nature walks. The famous Crystal Palace sports centre and swimming pool are also located nearby, as is Brown & Green café, which is less than a couple of minutes’ walk away from the flat. There are two entrances to the park along Thicket Road, the nearest one being next to the boating lake and Dinosaurs and the other being to the car park in the southeast corner of the park.

Penge West station is 0.4 mi away giving access to the overland line making access to The City and Shoreditch a breeze, Penge East is 0.8 mi away which is a short train journey to Victoria.
Crystal Palace Station is also 0.4 mi away and gives direct access to London Bridge as well as Victoria (via Forest Hill), having multiple station options within easy reach is a real asset of this location, it’s also a popular road for its architecture, and as is found across London on roads that border our large parks the buildings are huge and have a sense of grandeur about them.

The Triangle is 0.6 mi away, where you are spoilt for choice with restaurants, pubs, brilliant eateries, and even an Everyman Cinema. There’s a yoga school, a variety of coffee shops from the indie artisanal variety to the bigger chains, one of our faves is “Four Boroughs” their Falafel and Kimchi wraps and Cinnamon Swirls are as good as their coffee!

For the practical stuff and bigger shops, there is a reasonably sized Sainsbury’s and the wonderful Crystal Palace Food Market on Haynes Lane, which operates every Saturday offering the best from small sustainable farmers and local food producers, think of it as a local Borough Market with a distinct Crystal Palace vibe, and the infamous Chatsworth Bakehouse is 0.2 mi away, meaning you can roll out of bed and be there in a blink of an eye on a Saturday morning 🤭
