Full property description

A characterful three-bedroom 1930s mid-terrace house on Eylewood Road in West Norwood, with a large south-facing garden, and a substantial brick-built studio. Offered with scope to extend and significant potential to add value.

This is a house with personality. The current owners have approached it with confidence—rich greens, warm terracottas, blush pinks, and ochres run throughout, creating a warm, characterful home, one that a new owner will definitely be able to grow into and add value through enlarging the house on the ground floor as well as converting the loft. Strip back the colours or lean into it—either way, the bones are solid, and the layout works for family life.

You enter into a hallway with quality wooden flooring and enough space for coats, shoes, and a bit of breathing room. The reception room is at the front of the house and measures around 13 feet by 12 feet. There’s a rounded bay window, double-glazed with upper stained-glass panels, over which are quality wooden shutters. There’s a feature fireplace with a wood burner, providing character and also creating a wonderful warm ambience when needed, there’s floor-to-ceiling bookshelves built into the alcoves, all very practical but also lending a practical hand to styling the room as you wish. The room has been painted in a deep green with colour-blocked sections in orange and pink, which gives it a lot of visual impact. It flows nicely into the dining and kitchen space, which is a highly desirable layout, but also one that will work fantastically should you wish to extend out on the ground floor, to create a vast open plan space.

The kitchen sits at the back and opens onto the garden via wide sliding doors. It’s a classy affair, fitted with white handleless units, white metro tiles, integrated appliances, open shelving, and a gas hob. The configuration of the room allows for a full-sized dining table, you can comfortably dine with eight without feeling cramped. The floor is engineered wood, and the ceiling has been painted in a soft peach tone that catches the light from the garden. This room works well for everyday family life—cooking, eating, homework, and being able to keep an eye on what’s happening outside.

Upstairs, there are three bedrooms and a bathroom. The main bedroom is at the front and measures around 13 feet by 12 feet, with a bay window that mirrors the one downstairs. It’s been fitted with built-in wardrobes and a shallow dressing table in a sage green finish, which adds useful storage and keeps the floor space clear. The second bedroom is at the back and is a similar size—around 13 feet by 11 feet—with a window overlooking the garden. The third bedroom is much smaller, around 7 feet by 6 feet, and realistically works as a nursery, small home office, or storage room rather than a permanent double.

The bathroom has been updated with large-format white tiles, a modern white suite, a full-size bath with a rainfall shower over it, and a heated towel rail. There’s a window for ventilation and plenty of natural light, given its southern aspect; it gets great light during the first half of the day, making for a lovely space to prepare for the day ahead.

The garden is a major asset. It’s south-facing and stretches back around 80 feet, which is substantial for a mid-terrace house. There’s a large decked area immediately outside the kitchen, then a good stretch of lawn, and at the far end, a large brick-built studio. This isn’t a garden shed—it’s a proper structure with bifold doors, insulation, power, and heating. It’s currently being used as a workspace and storage, but it could just as easily be a home gym, music room, guest space, or a place to run a small business. The studio measures around 19 feet by 18 feet internally, which gives you serious options. There’s also a large patio area outside the studio that’s ideal for a BBQ, seating, or outdoor entertaining.

It’s worth noting that there’s scope to extend on the ground floor—most houses on the road have done this, and the garden is deep enough to accommodate it comfortably. The neighbouring house has already done this and it gives you a visual representation of how far you could come out on the ground floor. There’s also potential to convert the loft, subject to the usual consents; both the immediate neighbours have done this, so permissions are very unlikely to be an issue. If you’re looking for a house with space to grow into and add value over time, this ticks the box.

Location-wise,Eylewood Road is in a lovely part of West Norwood, with an immense sense of community. The local WhatsApp group will cater for your desperate need for half a lemon, a cup of rice, a cat (or dog, or child!) sitter, and everyone really does watch out for each other. It’s positioned near Gipsy Hill, Crystal Palace, and Tulse Hill. It’s a residential street with mature trees, period houses, and good access to transport, green space, and local amenities.

West Norwood Station is half a mile away (10 min walk according to Google Maps), giving you access to both London Bridge & Victoria. You can also be at Clapham Junction in 14 mins, Victoria in 22 mins & London Bridge takes only 32 mins, there’s also a fast train to London Bridge every half an hour or so that takes only 24 mins. Including your brief walk to the station, it’s a breeze of a commute to any of those hubs! Tulse Hill Station is a brief bus ride away (1.1 mi away or a 23 min walk), which many will find useful for Blackfriars, City Thameslink, Farringdon and also London St Pancras.

West Norwood itself has developed a strong local scene over the past few years. The Gipsy Hill brewery is a fifteen-minute walk away, being one of London’s leading craft breweries, locals are proud that they call SE27 home. Their taproom serves the freshest beer you can get, keeping you watered when they host sporting events on screen. It’s not just sports that they show; it’s often home to many live events, and they feature a rotation of street food vendors, too.

The West Norwood Feast is a well-regarded independent food festival held on the first Sunday of the month, with rotating street food traders, craft beer, and outdoor seating. Popular pubs include The Great North Wood, which has a beer garden and holds regular events, and of course, there’s the excellent Knowles of Norwood, which does a solid brunch and fab coffee as well as all your favourite beers on tap. There’s also a Picturehouse Cinema, a library, and several supermarkets, including Sainsbury’s and Tesco.

Crystal Palace Triangle is just under a mile away (there is a bus stop at the end of the road taking you there, or Brixton if you fancied venturing a little further!) and offers one of South London’s most distinctive food and drink scenes—independent coffee shops, restaurants spanning Italian, Turkish, Thai, and Spanish cuisines, gastro pubs, wine bars, galleries, and the Saturday farmers market on Haynes Lane. The Everyman cinema is there, along with yoga studios and independent shops. Crystal Palace Park is about 1.3 mi away and offers a vast green space, playgrounds, sports facilities, and, of course, the dinosaur sculptures!

Closer to home is Norwood Park, just one road over, and it has a skatepark, playground, café, and open space for walking or running, as well as a breathtaking view of London’s skyline.

For schools, the area has several good options. Julian’s Primary and Elm Wood Primary are both nearby and rated Good by Ofsted. The Norwood School & Kingsdale are very good local state schools, and for prep’s, Virgo Fidelis Convent School and JAGS (James Allen’s Girls’ School) are within easy reach.
